How long does a custom home build take?

Most custom home builds run 8–14 months from foundation dig to final walkthrough, depending on size, finish level, and permit timelines. Bob gives you a realistic schedule in the written estimate and communicates any shift the day it happens.

Do you handle everything or subcontract the trades?

Bob personally manages the entire project. Our own crew handles foundation, framing, masonry, hardscape, and finish carpentry in-house. Specialized trades (electrical, plumbing, HVAC) come from long-standing crews Bob has worked with for years — never a rotating cast of unknown subs.

Do I need to have plans and an architect before calling?

No — you can call at any stage. Some homeowners come to us with finished architectural plans in hand. Others have a rough idea and we recommend a local architect we've worked with before. Either way, Bob walks the lot and talks through the vision before anything else.

Are you licensed and insured?

Yes — fully licensed for residential and commercial construction in both Michigan and Illinois, bonded, and carrying full liability insurance. Bob can email a copy of the certificate before any project starts.
